The second quarter of 2026

Booking Holdings put Booking.com’s alternative accommodation listings at 9.1 million in the second quarter of 2026, 8% more than a year earlier, in the earnings presentation it published on 4 August 2026.3

Room nights booked for alternative accommodations at Booking.com rose 4% from the second quarter of 2025. Across all of Booking Holdings, room nights grew 5% to 325 million and gross bookings grew 9% to $51.0 billion, or approximately 8% at constant currency.1

The chief financial officer, Ewout Steenbergen, said the Middle East conflict affected alternative accommodation room nights in part. He said their growth trailed the group’s 5% because of brand and regional mix: Agoda, Priceline and the United States grew faster, and in the United States Booking’s alternative accommodation offering is relatively smaller. Alternative accommodations made up approximately 37% of Booking.com’s room nights, similar to the second quarter of 2025.2

The results for the third quarter of 2026 had not been published when this page was checked on 8 October 2026. In August, Booking guided to group room-night growth of 3% to 5% for the third quarter. The guidance has no separate figure for alternative accommodations.2

Alternative accommodation listings

Booking Holdings publishes a quarterly count of alternative accommodation listings on Booking.com in its earnings presentations. The count was 7.4 million in the first quarter of 2024 and 9.1 million in the second quarter of 2026.43

Listings grew between 8% and 11% year on year in every quarter from the first quarter of 2024 to the second quarter of 2026. The count stood at 8.6 million in both the third and the fourth quarter of 2025.43

At the end of each year, Booking’s earnings documents put the count at 6.6 million for 2022, about 7.4 million for 2023, which Booking said was about 12% higher, 7.9 million for 2024 and 8.6 million for 2025.154

Booking links the supply figures to demand in its remarks. In the first quarter of 2025, chief executive Glenn Fogel said the wider choice of accommodation helped contribute to alternative accommodation room-night growth of 12%. In the third quarter of 2025 the remarks described listings of over 8.6 million, up approximately 10%, with double-digit room-night growth.108

Alternative accommodation room-night growth

Booking does not publish a count of alternative accommodation room nights in the documents read for this page. It gives their growth rate and their share of Booking.com’s room nights, and its presentations chart that growth rate next to total room-night growth for Booking Holdings.4

Alternative accommodations grew faster than the group total in every quarter of 2024 and in the first three quarters of 2025. The highest rate in the series was 19%, in the fourth quarter of 2024, when the group total grew 13%.4

The two rates were level at 9% in the fourth quarter of 2025, which the presentation for that quarter described as in line with total room-night growth. In 2026 alternative accommodations grew more slowly than the total, at 5.5% against 6% in the first quarter and 4% against 5% in the second.43

For the first quarter of 2026 the earnings release gave 5.5%, while the prepared remarks said growth was about in line with total room-night growth and had been affected by the situation in the Middle East.67

For full years, Booking said alternative accommodation room nights grew 24% in 2023 and about 10% in 2025, including about 9% in the fourth quarter of 2025. The documents read for this page give no full-year rate for 2024.155

Share of Booking.com room nights

Alternative accommodations accounted for approximately 36% of Booking.com’s room nights in 2025, up from approximately 35% in 2024, according to Booking Holdings’ 10-K for 2025. The 10-Ks for earlier years give about 29% for 2021, approximately 30% for 2022 and approximately 33% for 2023.16201918

Booking gives the share for each quarter in its prepared remarks. In 2024 it was 36% in the first and second quarters, 35% in the third and 33% in the fourth. In 2025 it was 37% in the first and second quarters and 36% in the third. In 2026 it was about 38% in the first quarter and approximately 37% in the second.14131211109872

The 10-K for 2025 says Booking has seen a longer-term rise in this share as demand for these properties has grown and as Booking.com has added more of them, in more variety. The same filing says alternative accommodations can bring extra costs, such as customer service and some partner costs, and lower profit margins.16

Booking’s remarks for the fourth quarter of 2025 said almost 90% of Booking.com’s room nights are associated with independent hotels, alternative accommodations and smaller chains.5

What Booking counts as an alternative accommodation

Booking.com sorts the properties on its site into two groups. Its 10-K for 2021 describes the first as hotels, motels and resorts, a group that also takes in more traditional types such as hostels and inns. The second is homes, apartments and other unique places to stay, also called alternative accommodations, which takes in every other type of property, including bed and breakfasts, villas and apart-hotels.20

The 10-Ks for 2022 to 2025 report property counts for the same two groups. At 31 December 2025, Booking.com offered approximately 4.4 million properties, made up of approximately 500,000 hotels, motels and resorts and approximately 3.9 million homes, apartments and other unique places to stay.19181716

The 10-K for 2025 says alternative accommodations are typically single units or small collections of independent units. It says they can mean more limited booking opportunities and lower profit margins than hotels, motels and resorts, and that they may be unavailable at peak times because of seasonality or owner use.16

Room nights, listings and properties

Booking Holdings reports its accommodation volume in room nights. Its 10-K says room nights, rental car days and airline tickets capture “the volume of units booked” through its online travel brands. Room nights count nights booked for each room or unit, so they are not a count of trips, stays or guests, and the documents read for this page give no such counts for alternative accommodations.16

Room nights and gross bookings are booking measures. Gross bookings are the total dollar value of travel booked through the online travel brands, generally including taxes and fees, net of cancellations. The 10-K says gross bookings are recognised at the time of booking, while revenue is recognised when the traveller checks in.16

Cancellations affect the figures. Booking’s first-quarter 2026 remarks said room-night growth slowed to 1% in March 2026 after the start of the Middle East conflict, and that about half of the conflict’s impact on March came from fewer bookings and about half from more cancellations.7

Listings and properties are separate counts, and Booking publishes both. Its Q4 2025 earnings presentation showed 8.6 million alternative accommodation listings at the end of 2025, while its 10-K counted approximately 3.9 million alternative accommodation properties at 31 December 2025. None of the filings or earnings documents read for this page defines a listing.416

The 10-K gives one reason the counts and the bookings can move apart. To the extent alternative accommodations make up a larger share of the properties Booking adds, it expects its room-night growth rate and property growth rate to keep diverging, and the number of reservations per property is likely to keep decreasing.16

The alternative accommodation figures cover Booking.com only. Room nights and gross bookings cover all of Booking Holdings’ online travel brands, including Agoda and Priceline, whose faster growth Booking cited in the second quarter of 2026. The 10-K says searches on KAYAK and restaurant reservations on OpenTable do not contribute to gross bookings.216

Common questions

How many vacation rental listings does Booking.com have?

Booking Holdings reported 9.1 million alternative accommodation listings on Booking.com in the second quarter of 2026, up 8% from a year earlier3. Booking does not use the term vacation rentals for these figures; its alternative accommodations are homes, apartments and other unique places to stay. Its 10-K counts properties separately, at approximately 3.9 million alternative accommodation properties on 31 December 202516.

Is Booking.com growing in vacation rentals?

Booking’s figures show growth in both listings and room nights, at different rates. Listings grew 8% year on year in the second quarter of 20263. Alternative accommodation room nights at Booking.com grew 4%, while Booking Holdings’ total room nights grew 5%1. In 2025 these room nights grew about 10%5, and their share of Booking.com’s room nights was approximately 36%, up from approximately 35% in 202416.

What counts as an alternative accommodation on Booking.com?

Booking groups homes, apartments and other unique places to stay as alternative accommodations. Its 10-K for 2021 says the group covers every property type outside hotels, motels and resorts, including bed and breakfasts, villas and apart-hotels, while hostels and inns are counted with hotels20. Later 10-Ks report counts for the same two groups.

What share of Booking.com bookings are alternative accommodations?

Booking measures the share in room nights. Alternative accommodations made up approximately 37% of Booking.com’s room nights in the second quarter of 2026, similar to a year earlier2, and approximately 36% for the whole of 202516. Booking does not publish the number of these room nights in the documents read for this page.

What is the difference between listings and properties on Booking.com?

They are separate counts. For the end of 2025, Booking reported 8.6 million alternative accommodation listings in its earnings presentation4 and approximately 3.9 million alternative accommodation properties in its 10-K16. The filings and earnings documents read for this page do not define a listing, so the two figures should not be read as the same measure.

How many room nights did Booking Holdings book in 2025?

Booking Holdings reported 1,235 million room nights for 2025, up 8.0% from 1,144 million in 2024, and gross bookings of $186,107 million16. These totals cover all of its online travel brands, including Agoda and Priceline, and are not limited to Booking.com or to alternative accommodations.
